239½ Waverly Place

It’s not every day that you come across a three-story cooperative home in New York City’s tony West Village.

One such property has just hit the market, though: 239½ Waverly Place, a pre-war triplex maisonette with its own street-level entrance. Listed by Matthew A. Melinger at Brown Harris Stevens, the $2.8 million townhouse has been updated over the years, and it now sports modern, high-end touches alongside original design details.

The unique one-bed, two-bath property (which can be reconfigured as a two-bedroom) was built in 1880, and it’s been host to a rotating cast of notable owners, including a founding editor of Elle magazine and a writer/producer for the show Weeds. The current owner is Eric Lemor, who leads U.S. operations for the architecture and interior-design studio Electrix Design and is a partner in Mura Construction. The entire building, meanwhile, has a storied history of its own: At one point it housed a dancing school led by Hanya Holm, one of the “big four" founders of modern dance. And the Studio School was founded here by Robert and Dolores Welber in 1971, before it moved to the Upper West Side.

As for the 1,170-square-foot unit itself, the private entry leads you into the ground floor, where a formal living room features custom millwork and built-in shelving. Walking past the full bathroom, which contains a steam shower and Rosso Alicante marble, you end up in the kitchen. A gourmand’s compact playground, there’s a BlueStar range, a Miele dishwasher, a Liebherr fridge, and a custom butcher-block island.

Upstairs, the second floor is largely taken up by a windowed dining room, which can be converted into a second bedroom, while oenophiles can keep their wine in the adjacent walk-in wine storage. One more set of stairs up and you’ll find the primary bedroom, with a gas fireplace and east and west exposures. The primary bath includes a sunken soaking tub and is decked out with Thassos marble.

With an extra 470 square feet of exterior space, 239½ Waverly gives you multiple options for enjoying the outdoors, as well. The second floor boasts a private balcony that leads down to an elevated deck for outdoor dining. And the third floor ascends to a roof deck with ivy-covered privacy walls. There, you have enough space for both a lounge and yet another dining area.
